Caribbean Real Estate Hub is an online real estate platform that connects property buyers, renters, sellers, landlords, real estate agents, brokers, builders, developers, and lending institutions across the Caribbean region and with the Caribbean diaspora worldwide. Our platform facilitates property listings, inquiries, and connections but does not directly participate in real estate transactions.Â
1.3 EligibilityÂ
To use the Website, you must:Â
- Be at least 18 years of age or the age of majority in your jurisdiction;Â
- Have the legal capacity to enter into a binding agreement;Â
- Not be prohibited from using the Website under applicable laws;Â
- If registering as a real estate professional, hold valid licensing in your operating jurisdiction.Â
2. DEFINITIONSÂ
In these Terms, unless the context requires otherwise:Â
“User” means any person who accesses or uses the Website, including but not limited to Buyers, Renters, Sellers, Landlords, Agents, Brokers, Developers, Builders, and Lending Officers.Â
“Buyer” means a User who uses the Website to search for, inquire about, or purchase real property.Â
“Renter” means a User who uses the Website to search for, inquire about, or lease real property.Â
“Seller” means a User who lists real property for sale on the Website.Â
“Landlord” means a User who lists real property for rent on the Website.Â
“Agent” or “Broker” means a licensed real estate professional who registers as a Partner Agent on the Website to list properties and receive leads.Â
“Developer” or “Builder” means a User engaged in property development or construction who uses the Website to market projects or services.Â
“Lending Officer” means a representative of a financial institution who registers interest in partnering with CREH.Â
“Listing” means a property advertisement posted on the Website.Â
“Content” means any text, images, photographs, videos, data, information, or other materials uploaded, posted, or transmitted through the Website.Â
“Services” means all features, tools, and functionalities provided through the Website.Â
3. USER ACCOUNTS AND REGISTRATIONÂ
3.1 Account TypesÂ
The Website offers different account types based on user role:Â
- User Account:Â For Buyers and Renters to save searches, favorite properties, and contact agents.Â
- Agent Account:Â For licensed real estate agents and brokers to list properties, manage leads, and access the Agent Portal.Â
- Agency Account:Â For real estate agencies to manage multiple agents and listings.Â
- Developer Account: For property developers and builders to showcase projects.Â
3.2 Registration RequirementsÂ
When creating an account, you agree to:Â
- Provide accurate, current, and complete information;Â
- Maintain and promptly update your account information;Â
- Keep your login credentials confidential and secure;Â
- Accept responsibility for all activities under your account;Â
- Notify us immediately of any unauthorized use of your account.Â
3.3 Agent VerificationÂ
Real estate professionals registering as Agents must provide valid licensing documentation. CREH reserves the right to verify credentials and may reject or terminate accounts that do not meet verification requirements. Agents represent and warrant that they hold all necessary licenses and authorizations required to conduct real estate activities in their operating jurisdictions.Â
3.4 Account TerminationÂ
CREH reserves the right to suspend or terminate any account at any time, with or without notice, for any reason, including but not limited to violation of these Terms, fraudulent activity, or inactivity. Â
4. PROPERTY LISTINGSÂ
4.1 Listing ContentÂ
Users who post Listings on the Website represent and warrant that:Â
- They have the legal right and authority to list the property;Â
- All information provided is accurate, complete, and not misleading;Â
- All photographs and media accurately represent the property;Â
- The property complies with all applicable laws and regulations;Â
- The listing does not infringe upon any third-party rights.Â
4.2 Listing StandardsÂ
All Listings must:Â
- Contain accurate property details including location, price, and specifications;Â
- Include high-quality photographs that accurately represent the property;Â
- Not contain false, misleading, or deceptive information;Â
- Not include discriminatory language or violate fair housing laws;Â
- Be updated promptly when property status changes (sold, rented, under contract).Â
4.3 Listing RemovalÂ
CREH reserves the right to remove, edit, or refuse to publish any Listing that violates these Terms, contains inaccurate information, or is deemed inappropriate at our sole discretion. We are not obligated to provide notice prior to removal.Â
4.4 No Guarantee of AccuracyÂ
While we strive to maintain accurate listings, CREH does not guarantee the accuracy, completeness, or reliability of any Listing information. Users are responsible for independently verifying all property information before making any decisions.Â
5. AGENT PARTNERSHIP PROGRAMÂ
5.1 Partner Agent BenefitsÂ
Approved Partner Agents receive:Â
- Access to the Agent Portal for listing and lead management;Â
- Property listing capabilities subject to any applicable package limits;Â
- Lead notifications for inquiries on their listings;Â
- Marketing exposure to local, regional anddiaspora audiences in the US, UK, and Canada;Â
- Retention of 100% of commissions on closed transactions.Â
5.2 Agent ObligationsÂ
Partner Agents agree to:Â
- Â Â Â Â Â Â Maintain active and valid real estate licensing;Â
- Respond to leads promptly, ideally within 24 hours;Â
- Provide professional and ethical service to all clients;Â
-       Maintain accurate and up-to-date listings;Â
- Comply with all applicable real estate laws and regulations;Â
- Not engage in conduct that damages CREH’s reputation.Â
5.3 Lead Quality and ExpectationsÂ
CREH strives to provide quality leads but does not guarantee the conversion of any lead to a transaction. Agents acknowledge that lead quality and buyer readiness may vary. CREH is not responsible for leads that do not result in closed transactions.Â
6. LANDLORD AND RENTAL LISTINGSÂ
6.1 Landlord ResponsibilitiesÂ
Landlords listing rental properties on the Website agree to:Â
- Ensure rental properties comply with all applicable housing and safety codes;Â
- Provide accurate descriptions of rental terms, amenities, and conditions;Â
- Not discriminate against tenants in violation of fair housing laws;Â
- Promptly update listings when properties are rented or no longer available;Â
- Respond to tenant inquiries in a timely and professional manner.Â
6.2 Agent Referrals for LandlordsÂ
CREH may offer to connect Landlords with Partner Agents for property management and leasing services. Any such referrals are made for convenience only, and CREH makes no representations or warranties regarding any Agent’s services. Landlords are responsible for conducting their own due diligence before engaging any Agent.Â
7. DEVELOPER AND BUILDER TERMSÂ
7.1 Developer RepresentationsÂ
Developers and Builders using the Website represent and warrant that:Â
- They are duly registered and licensed to conduct development activities in their operating jurisdictions;Â
- All project information provided is accurate and not misleading;Â
- Rendered images and project descriptions clearly indicate if properties are under construction or pre-construction;Â
- They have obtained all necessary permits and approvals for advertised projects;Â
- Marketing materials comply with all applicable consumer protection laws.Â
7.2 Pre-Construction DisclaimersÂ
All pre-construction or off-plan property listings must clearly indicate the construction status and expected completion date. Developers acknowledge that CREH is not responsible for project delays, changes, or cancellations. Â
8. BUYER AND RENTER TERMSÂ
8.1 Information Purposes OnlyÂ
The Website provides property information for general informational purposes only. Buyers and Renters acknowledge that Listings do not constitute an offer to sell or lease property, and that all property information should be independently verified before making any purchase or rental decisions.Â
8.2 Due DiligenceÂ
Buyers and Renters are solely responsible for:Â

- Â Â Â Â Â Â Conducting property inspections and surveys;Â
- Obtaining legal advice regarding property transactions;Â
- Â Â Â Â Â Â Understanding local real estate laws and regulations;Â
- Ensuring they are legally permitted to purchase or rent property in the relevant jurisdiction.Â
8.3 No EndorsementÂ
The listing of any property, Agent, Developer, or service on the Website does not constitute an endorsement or recommendation by CREH. Users should conduct independent research and due diligence before engaging in any transaction.Â
9. LENDING AND FINANCIAL SERVICESÂ
9.1 No Financial AdviceÂ
CREH does not provide financial, mortgage, or lending advice. Any mortgage calculators, financial tools, or lending partner information provided on the Website is for informational purposes only and should not be relied upon as financial advice. Users should consult qualified financial professionals before making any financial decisions.Â
9.2 Lending Partner RelationshipsÂ
CREH may, from time to time, partner with or refer Users to lending institutions. Any such partnerships or referrals are made for convenience only. CREH makes no representations or warranties regarding the terms, rates, or services offered by any lending partner. Users are responsible for independently evaluating all financing options.Â
10. FEES, PAYMENTS, AND SUBSCRIPTIONSÂ
10.1 Free and Paid ServicesÂ
Certain features of the Website are available free of charge, while others may require payment. CREH reserves the right to introduce, modify, or discontinue fees for any Services at any time.Â
10.2 Subscription PackagesÂ
Agent and Developer subscription packages may be offered with varying features, listing limits, and pricing. Specific terms for subscription packages will be provided at the time of purchase and form part of these Terms.Â
10.3 Payment TermsÂ
Where fees apply:Â
- All fees are quoted in the currency specified and are exclusive of applicable taxes unless otherwise stated;Â
- Payment is due in advance for subscription services;Â
- CREH accepts payment via Stripe, PayPal, and bank wire transfer;Â
- Failure to pay may result in suspension or termination of Services.Â
10.4 Refund PolicyÂ
Unless otherwise specified, fees paid are non-refundable. CREH may, at its sole discretion, offer refunds or credits in certain circumstances.Â
11. INTELLECTUAL PROPERTYÂ
11.1 CREH Intellectual PropertyÂ
The Website and its entire contents, features, and functionality (including but not limited to all information, software, text, displays, images, video, audio, design, selection, and arrangement) are owned by CREH, its licensors, or other providers and are protected by copyright and intellectual property laws.Â
11.2 User LicenseÂ
Subject to these Terms, CREH grants you a limited, non-exclusive, non-transferable, revocable license to access and use the Website for its intended purpose. This license does not include the right to copy, modify, distribute, sell, or lease any part of the Website or its content.Â

“Caribbean Real Estate Hub,” “CREH,” and associated logos are trademarks of Caribbean Real Estate Hub. You may not use these marks without our prior written permission.Â
12. PROHIBITED CONDUCTÂ
12.1 General ProhibitionsÂ
Users shall not:Â
- Use the Website for any unlawful purpose or in violation of any applicable laws;Â
- Post false, misleading, defamatory, or fraudulent content;Â
- Infringe upon intellectual property rights of CREH or third parties;Â
- Harass, abuse, or harm other Users;Â
- Impersonate any person or entity;Â

12.2 Listing-Specific ProhibitionsÂ
Users shall not post Listings that:Â
- Advertise properties they do not have authority to sell or rent;Â
- Contain false or misleading information about properties;Â
- Use photographs that do not accurately represent the property;Â
- Violate fair housing laws or contain discriminatory language;Â
- Remain published after a property has been sold, rented, or withdrawn.Â
13. DISCLAIMERS AND LIMITATION OF LIABILITYÂ
13.1 “As Is” BasisÂ
THE WEBSITE AND ALL CONTENT, SERVICES, AND INFORMATION PROVIDED THEREIN ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT.Â
13.2 No Warranty of AccuracyÂ
CREH does not warrant or guarantee the accuracy, completeness, reliability, or timeliness of any Listing, property information, Agent credentials, or other Content on the Website. Users rely on such information at their own risk.Â
13.3 Third-Party InteractionsÂ
CREH is not a party to any transaction between Users. We do not control and are not responsible for the conduct, actions, or omissions of any User, Agent, Landlord, Developer, or other third party. Any disputes arising from transactions must be resolved between the parties involved.Â
13.4 Limitation of LiabilityÂ
TO THE FULLEST EXTENT PERMITTED BY LAW, CREH AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, DATA, USE, OR GOODWILL, ARISING FROM OR RELATED TO YOUR USE OF THE WEBSITE, REGARDLESS OF WHETHER SUCH DAMAGES ARE BASED ON CONTRACT, TORT, STRICT LIABILITY, OR ANY OTHER LEGAL THEORY.Â
13.5 Maximum LiabilityÂ
IN NO EVENT SHALL CREH’S TOTAL LIABILITY TO YOU FOR ALL CLAIMS ARISING FROM OR RELATED TO THE WEBSITE EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID TO CREH IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM, OR (B) ONE HUNDRED US DOLLARS (USD $100).Â
14. INDEMNIFICATIONÂ
You agree to indemnify, defend, and hold harmless CREH and its officers, directors, employees, agents, affiliates, successors, and assigns from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising from or related to:Â
- Your use of the Website;Â
- Your violation of these Terms;Â
- Your violation of any applicable laws or regulations;Â
- Any Content you post on the Website;Â
- Any transaction or dispute with another User;Â
- Your infringement of any third-party rights.Â

15.3 Agent Access to User DataÂ
When you submit an inquiry on a property listing, your contact information and message will be shared with the relevant Agent. Agents are bound by these Terms to use your information only for the purpose of responding to your inquiry and providing real estate services.Â
16. DISPUTE RESOLUTION AND GOVERNING LAWÂ
16.1 Governing LawÂ
These Terms and any disputes arising from or relating to them or the Website shall be governed by and construed in accordance with the laws of Barbados, without regard to its conflict of laws principles.Â
16.2 Informal ResolutionÂ
Before initiating any formal dispute resolution proceeding, you agree to first contact CREH at support@caribbeanrealestatehub.com to attempt to resolve any dispute informally. We will attempt to resolve the dispute through good faith negotiations within thirty (30) days.Â
16.3 ArbitrationÂ
If a dispute cannot be resolved informally, any controversy or claim arising out of or relating to these Terms or the Website shall be settled by binding arbitration in accordance with the rules of the Barbados Arbitration Act. The arbitration shall take place in Bridgetown, Barbados. The decision of the arbitrator shall be final and binding.Â
16.4 Class Action WaiverÂ
YOU AGREE THAT ANY DISPUTES SHALL BE RESOLVED ON AN INDIVIDUAL BASIS AND NOT AS PART OF ANY CLASS, CONSOLIDATED, OR REPRESENTATIVE ACTION.Â
16.5Â JurisdictionÂ
For any matters not subject to arbitration, you consent to the exclusive jurisdiction of the courts of Barbados.Â
17. GENERAL PROVISIONSÂ
17.1 Entire AgreementÂ
These Terms, together with the Privacy Policy and any other legal notices published on the Website, constitute the entire agreement between you and CREH regarding the use of the Website.Â
17.2 ModificationsÂ
CREH reserves the right to modify these Terms at any time. Material changes will be notified by posting the updated Terms on the Website with a new effective date. Your continued use of the Website after such changes constitutes acceptance of the modified Terms.Â
17.3 SeverabilityÂ
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.Â

The failure of CREH to enforce any right or provision of these Terms shall not constitute a waiver of such right or provision.Â
17.5 AssignmentÂ
You may not assign or transfer these Terms or your rights hereunder without CREH’s prior written consent. CREH may assign these Terms without restriction.Â
17.6 Force MajeureÂ
CREH shall not be liable for any failure or delay in performing its obligations due to circumstances beyond its reasonable control, including but not limited to acts of God, natural disasters, war, terrorism, riots, embargoes, acts of civil or military authorities, fire, floods, accidents, epidemics, or strikes.Â
17.7 SurvivalÂ
Sections relating to intellectual property, disclaimers, limitation of liability, indemnification, dispute resolution, and any other provisions that by their nature should survive termination shall survive the termination of these Terms.Â
